Decks on century-old houses
On a house that old, what changes most is the way the deck attaches. A deck usually hangs off the house on a ledger board, and on framing from the early 1900s there's no telling what's behind the siding until it's opened up, so that's the first thing we do. When the framing is sound, the ledger goes on with flashing behind it to keep water from sitting against the old wood. When it isn't, the deck stands on its own posts instead and never leans on the house at all. Getting that right frees the visible part to follow the house. The railing, post caps and trim are chosen to suit it, which is how a composite deck ends up looking at home on a house a hundred years older than its boards.

Do you need a permit for a deck in Wellesley?
In most cases, yes. A deck or porch attached to the house, or more than 30 inches off the ground, needs a permit and inspections from the Wellesley Building Department, while a patio laid at grade usually doesn't. Footings go down 48 inches, the Massachusetts minimum, and the framing is sized for the 40 pounds per square foot of ground snow the state sets for Wellesley. Lots near Fuller Brook, Morses Pond, Lake Waban or the Charles add a step, because anything within 100 feet of a wetland or 200 feet of a river also goes through the town's wetlands review.
